What exactly is PMC, and how is it different from hiring a contractor?
A contractor is paid to build. A PMC is paid to protect your interests while the contractor builds. Our engineers inspect quality, approve materials, verify contractor bills, monitor the budget and report to you every week — we work only for you, never for the contractor.
Is PMC worth it for a smaller home of around 1,200–1,500 sq.ft.?
Yes. The risks of unsupervised construction — material substitution, unverified bills, rework and delays — apply to every project size. For most families a smaller home is still the biggest investment of their life.
How is PMC different from Turnkey construction?
In Turnkey, Mason & Mortar builds your home end-to-end for a fixed contract. In PMC, you choose your own contractor and stay in full control — our engineers manage, inspect and verify the work on your behalf. We offer both, and we'll help you decide which fits your situation.
Do you build the house yourselves under PMC?
No — and that independence is the point. Under PMC we don't execute the construction, take contractor partnerships, or earn supplier commissions. Our only incentive is your quality, your budget and your timeline.
How do you charge for PMC?
Two packages — Professional at 8% and Premium at 10% of the construction cost, billed as a monthly retainer reconciled against project milestones. Message us on WhatsApp and we'll send you the full inclusions of each package.
Will hiring a PMC increase my overall budget?
The PMC fee is a known, transparent cost. What it guards against are the unknown costs of unsupervised construction — rework, material wastage, inflated bills, wrong purchases and delays. Most clients find professional supervision pays for itself.
I live abroad (UAE / Gulf). How do I track my project?
Through BuildTrack, our client portal — site photos, stage-wise progress, inspection results, budget status and weekly reports from anywhere in the world. Many of our clients are NRIs in the UAE building on ECR and OMR.
Can you take over a project that has already started?
Yes. We begin with a detailed site and documentation review — current stage, quality of work done, bills paid versus work completed — and give you an honest assessment before taking over supervision.
How often will your engineers be at my site?
Site presence is planned around your project's stages: scheduled visits, mandatory stage-wise 156-point inspections, and additional checks at critical activities like concreting, waterproofing and finishing. Every visit is documented.
Which areas do you serve?
